Elaine Penhaul is the founder of Lemon and Lime Interiors, a leading property staging business in the UK, staging properties for agents such as Knight Frank, Savills and Fine and Country. She is passionate about creating the understanding of property staging as a powerful marketing tool. Her book, ‘Sell High, Sell Fast – the homeowner’s guide to selling your biggest capital asset for the best possible price’ was published in October 2020 and immediately rocketed to no 1 best-seller status in the real estate category.

A mathematician by training, Elaine is keen to debunk the myth of staging being a ‘nice to have’ service aligned with interior design, and share stories and statistics of how property staging sells homes up to four times faster with offers of guide price and above, even in a difficult market. Lemon and Lime Interiors have advised on presentation and staged over 500 properties since 2015, in both occupied and vacant homes. They have the most comprehensive nationwide portfolio and were the first UK staging business to have a formal arrangement with a premium national estate agent, Fine and Country. Elaine’s passion for data and staging led her to develop Stageflow, the first worldwide staging app to evidence the return on investment of staging property. 

Elaine ran a successful executive coaching business before falling into home staging through her own property investment portfolio. She brings her coaching and training expertise in corporate and public sector settings to stagers as the senior advisor for coaching and professional development for the Home Staging Association of UK and Ireland. She has been featured as a guest speaker on many property, interior design and small business webinars, panels and podcasts and is regularly quoted in both national and trade press on property and interiors.
